Planning Perrmission

Planning Permission & Building Regulations Approval

Outbuildings such as our Workshops are considered to be permitted development, ie not needing planning permission, subject to the following limits and conditions:



Important note: The permitted development allowances described here apply to houses, not flats, maisonettes or other buildings. You should check with your Local Planning Authority whether permitted development rights apply - they may have been removed from you property by what are known as Article 4 directions.


Our Workshops comply with the 2.5 metre eaves height and 4 metre height for dual pitched roofs, but you may need planning permission for our larger Lean-To Worshops. You will need planning permission if the Workshop is going to be within 2 metres of the property boundary. In such cases, we provide a free planning application service, so please get in touch.

Building Regulations

Building Regulations will not normally apply if the floor area of the Workshop is less than 15 square metres and contains no sleeping accommodation.


If the floor area of the Workshop is between 15 square metres and 30 square metres, Building Regulations approval will not be required providing that the building contains no sleeping accommodation and is at least one metre from any boundary. If it is within 1 metre of a boundary, then Building Regulations approval will be required. Each local authority Building Control Department has it's own Building Regulations fee scales, typically around 300 for an application of this type.
